When the management of Cozmo One talked to The Burn in early October, they said they "would like to open their doors sometime in November or December if all goes smoothly." That date is a hope, but it fits a pattern. Ashburn Village Center has three empty food storefronts. All three have named replacements, and their target dates fall between October and December.
The plaza is owned and operated by Saul Centers. It runs along Ashburn Shopping Plaza at Gloucester Parkway and Ashburn Village Boulevard, with Giant Food as its anchor. According to Saul's 2025 annual report, Ashburn Village was acquired or developed between 1994 and 2006. The three incoming tenants are arriving within about three months of each other, and each covers a different part of the day.
| Space | Previous tenant | Incoming tenant | Latest stated target |
|---|---|---|---|
| 44110 Ashburn Village Blvd., Suite 134 | Jimmy John's | Torus Bagels | October 2026, per an August 25 report; website still says "Coming 2026" |
| Former Roadhouse unit | Roadhouse Momo & Grill | Cozmo One, bakery and restaurant only | November or December 2026 |
| Corner end unit, about 2,600 sq. ft. | Carnegie NY Style Pizza | Pasta di Guy | November 2026, per an October 14 report; website says "Winter 2026" |
How the three spaces emptied out
Two of the departures came close together. The Burn reported on April 13 that Roadhouse Momo & Grill had closed its Ashburn Village spot and planned to move somewhere else. The Nepalese restaurant had opened there on June 15, 2022, so it was coming up on four years in the center. On April 14, Northern Virginia Magazine wrote that no new location had been announced and no reopening timeline was available.
Two weeks later, Carnegie NY Style Pizza was gone from the corner end unit, and Pasta di Guy had already been lined up to take it. The third space, the old Jimmy John's, had changed hands earlier. When The Burn checked in on March 24, Torus Bagels was already building out there and expected to open in July.
So by late April, each of the three spaces had a replacement either under construction or announced. What happened next is that the opening dates drifted until they bunched up.
Morning: Torus Bagels, still behind the paper
Torus was supposed to be first. Instead, its date has moved more than any of the others. The July target from March had become "sometime in October" by The Burn's August 25 menu preview, and there was still no official date at that point. The Torus Bagels website lists the shop at 44110 Ashburn Village Blvd., Suite 134. It says the team looks forward to serving Ashburn Village, and it still carries a "COMING 2026" banner with no hours posted.
The menu preview showed what kind of place it's meant to be. The headline item is The Ozark: sausage, egg, cheddar, scallion cream cheese, and hot sauce on an asiago Parmesan bagel. There are also build-your-own bagels, sourdough toast, English muffins, and coffee drinks. The plaza already lists a Dunkin' among its major tenants. Torus would give it a bagel shop with a breakfast-sandwich menu of its own.
Midday: Cozmo One brings its bakery, not its butcher
Cozmo One is the most interesting of the three, because a big part of its Chantilly store isn't coming. The Chantilly location has a grocery, a butcher shop, a bakery, and a restaurant. The management team told The Burn that only the bakery and restaurant will come to the former Roadhouse space. Patch reported the expansion on October 9 the same way, as a bakery-and-restaurant move.
The Burn's report lists shawarmas, wraps, and rice platters on the restaurant menu, along with pizzas and burgers. In a June review of the Chantilly store, Chantilly News described Middle Eastern and Persian groceries, Turkish kebabs and shawarma at the small restaurant counter, and a bakery case with sweets like halka tatlisi and baklava.
The center has been waiting on this tenant for a while. The Burn first reported Cozmo One looking at the space in May and confirmed it as the incoming tenant in October. Its November-or-December window overlaps almost exactly with the next tenant's.
Evening: Pasta di Guy takes the corner
The corner end unit now has its sign. The Burn reported on October 14 that the Pasta di Guy sign was up and the local team was aiming to open in November. No official date had been announced. The chain's locations page uses looser wording and says Ashburn is "expected to be open in Winter 2026." Those two dates fit together if things go well. They also leave room for a December or January opening if they don't.
Pasta di Guy calls itself fast-casual, with made-from-scratch pasta, housemade sauces, and a build-your-own pasta bowl. According to The Burn, the menu also has curated pasta dishes, flatbreads, sandwiches, and salads. Ashburn will be the brand's fourth location. The other three are in Wesley Chapel and Trinity/New Port Richey, Florida, and Fort Wayne, Indiana, which makes this its first Virginia store.
Taken in order of when they'd fill up during the day, the three openings stack neatly. Bagels and coffee come first, a bakery case and shawarma counter take the middle, and pasta bowls take the evening. All of it will be within walking distance of the Giant parking lot.
The same stretch of Ashburn Village Boulevard got there first
This isn't just a single landlord's leasing luck. The center sits on a part of Ashburn Village Boulevard that has been picking up small food businesses all year.
- Tous Les Jours: The French-Asian bakery and cafe had its grand opening on August 21 at Ashbrook Marketplace, the Lidl-anchored center at Ashburn Village Boulevard and Russell Branch Parkway.
- M.O.R. (Meat Over Rice): The Burn reported on September 22 that this fast-casual bowl and wrap counter had quietly opened inside Gas Mart at 43974 Pipeline Plaza, just off Ashburn Village Boulevard.
With these two open and three more coming at the Giant plaza, a short stretch of one road will have gained five places to eat in a single year. Each one is small, but they add up for the people who live nearby.
Where the calendar points next
None of the three Ashburn Village Center tenants had announced an opening day as of late October. With November here, Torus's October target has gone by with the "Coming 2026" banner still on its site. Pasta di Guy's November target ends the same week as the 33rd Ashburn Farm Thanksgiving Day Races on Thursday, November 26. The races start from Crossroads United Methodist Church at 43454 Crossroads Drive, with the 10K at 8:15 a.m., the 5K at 8:25 a.m., and the 2K at 8:35 a.m., according to the race registration page. Cozmo One's window runs through December.
If all three hit their current targets, all three of these spaces by the Giant will be open again before the new year.
